Asset Centric Applications
The Kahua Asset Centric Applications support capturing, managing, and handing over asset data throughout the project lifecycle. Asset information can be defined early during design, enriched during procurement and construction, and finalized for owner handover.
Important things to know about the Asset Centric Applications in Kahua include the following:
-
Assets are managed in two application groups, Asset Definition and Asset Management.
-
In the Asset Definition apps, at the domain level you define the attributes you want to track for all assets, assign those attributes to various asset classes (i.e., asset categories), and organize groups of asset classes into templates that can easily be applied to projects. At the project level, you associate the appropriate asset classes with a project either individually or through a template, making them available for use in the project's Asset Management apps.
-
In a project's Asset Management apps, you define the asset types (i.e., a subset of an asset class) that will be used on the project and record and track the individual physical assets of the types that have been defined. If desired, you can group multiple assets together into a system.
-
Assets can be selected and tagged on records such as Submittals, RFIs, Change Orders, Punch Lists, Inspections, Pay Apps, and Work Orders.
-
You can begin assigning assets to drawings during design review and capture foundational asset information early while tracking design issues.
How to . . .
Asset information in Kahua is organized in the following levels:
-
Classes - Asset classes are a way to organize broad categories of assets. Assets that belong to an asset class share common attributes that you are tracking for assets in your domain.
This includes attributes that a group of these items have in common, such as model number or capacity, and attributes unique to a single item in the asset class, such as the serial number or installation date.
The attributes you want to track for individual assets in the asset class are managed in the Asset Definition > Classes - Master app.
-
Types - Asset types represent a specific product within a an asset class. For example, a class of "Security Systems" could include the types of "Security cameras", "Motion detectors", and "Control Panels". Asset types are managed at the project level in the Asset Management > Types app.
-
Asset - The asset is the specific physical item of a defined type that is tracked on the project. These are managed at the project level in the Asset Management > Assets app.
Example Your domain includes the asset class "HVAC". In your project, you have set up an asset type of "Furnace". The actual furnace installed on site is logged and tracked as an asset.
In this example, the class identifies the broad category, the type identifies the product, and the asset identifies the specific installed item.
You can use the Asset Definition apps to create asset classes and the attributes or files you want to collect, then group them into templates that can be applied to projects. For more information, refer to Asset Definition Overview.
You can use Asset Manager apps to add asset types, physical assets, and systems for the project. For more information, refer to Asset Manager Overview.
Tag asset types and assets to records in other Kahua applications to link lifecycle documents and collect files (for example, from Submittals). For more information, refer to Asset Tagging and Data Collection.
Use analytics dashboards to track attribute completion, uploaded files, and overall handover readiness. For more information, refer to Kahua Asset Analytics Package.
